White House, Walton-on-Thames
This five bedroom home comprises four enclosed cubes, at upper level, cantilevered around a double height open plan kitchen and family space with views out to the surrounding gardens and mature oak trees. A cantilvered stair and bridge link connect the children’s bedrooms, master suite, guest bedrooms and home office at first floor. At ground level a further four enclosed cubes connect to the central open plan space, comprising formal living, playroom, double garage and utility, and changing facilities leading to an open glazed swimming pool and a stair leading to basement with gym, cinema room and plantroom.
Discuss a project like thisThe Retreat, Lefkada, Greece
Situated on a steep sloping site overlooking the Mediterranean sea, this five bedroom private home nestles into beautiful surrounding landscaped gardens. Two pavilions comprising kitchen and dining and separate living space, and a guest bedroom wing buried into the slope, form an open courtyard garden at the upper level. At lower level, further living spaces and family bedrooms open up to garden terraces and an infinity pool with panoramic views. Other features include subterranean car parking and a boathouse and secluded beach.
After the successful coordination with our local architect in Lefkada, we received approval for this stunning single family dwelling on a sloping site with sea access and close views over Skorpios. Carved out of an overgrown plot into the typical topography of this island, we created a small private access road down to the private beach with a covered veranda structure with outdoor kitchen and changing facilities. Guest accommodation in form of oval single storey structures sit on each bend of the road leading up to the main building and further to the entrance of this site. Passed the gate a buried gate house provides accommodation for the house keeper and guests, with all facilities as well as underground garage for cars and maintenance parts to this property. Whilst a spacious wine and vegetable garden nestles along the right boundary, a beautiful garden opens towards the left of the site displaying flower beds, a water fountain and a small chapel. Whilst the guest sleeping accommodation will be covered by the natural fall of the site with cut in light wells to invite enough daylight, two large pavilions sit on top of the main structure to create an open plan living and family bedroom area with entertainment space, bathroom and changing facilities facing the pool. A circulating water steam cuts through the building originating in the guest bathroom across the connecting courtyard and terraces to cascade down a shoot into the heated infinity pool. Works to the main building is under way. The gate house has now been completed, the upper gardens fully planted; the road leading to the beach and beach house completed with the egg villas ready.
Discuss a project like thisPoppyfield House, Hampshire
This five-bedroom house located within the rural village of Dummer in Hampshire was originally conceived as a refurbishment of a single-story 1970’s property. However, as the designs developed, the client favoured the benefits of a new build, opening up the scope to explore more radical layouts. We took some references from the original property, including an outer brick colonnade providing solidity to the front approach, while introducing full height glazing and two copper clad boxes opening up to the surrounding gardens and open views of rolling hills and farmland beyond. The ground floor is arranged in a u-shape configuration with three bedrooms, a gym, a home office, and laundry, and two principal living spaces, the largest of which includes an open plan kitchen dining living space connecting to the principal west facing garden. From the entrance hallway, a cantilevered stair leads to a large first floor set within a copper box incorporating a generous master suite and a guest wing, each with access to a balcony benefiting from panoramic views. In collaboration with Analytic Building Contractors.
Discuss a project like thisGreat Oaks, Newbury
This new build home is situated on a beautiful steeply sloping garden site in Hampshire.
Surrounded by mature oak trees, the designs include a main house of brick and render, and a series of oak framed structures designed to flood the house with light and maximize views out to the surrounding landscape.
Principal living spaces are orientated towards the garden views at the rear, including an open plan kitchen and dining space which are interconnected via sliding pocket doors to a generous living room benefitting from dual aspect, leading on to a single storey orangery, overlooking the rear garden and fields to the south. Each room opens onto the rear terrace which spans the width of the house, with smaller plateaus and planted areas stepping down the hill.
Upper floors include a spacious master suite with oak framed gable and first-floor roof terrace, walk-in dressing space and ensuite bathroom, as well as guest suites with Juliet balconies at first floor and bedrooms benefitting from skylights and dormers within the roof space.
The building has been designed close to Passivhaus standards which is airtight and highly insulated, including triple glazed windows and doors, and renewable technology with photovoltaics for solar energy and battery storage, air-source heat pumps and mechanical ventilation with heat recovery, resulting in a very energy efficient and sustainable dwelling.
Our new-build project is finally completed, subject to a final snagging inspection, ensuring our technical detail is delivered with no visible defects. We are delighted with the outcome and with how our ideas have helped transform our client’s vision into a finished home.
Discuss a project like thisFriar Stile Road, Richmond
This project has involved the full refurbishment and extension of a characterful four-storey semi-detached town house in London.
Our proposals include a complete strip out of the whole house focussing on upper and lower-ground floor levels, a new two-storey rear extension with lower terrace and steps leading to the rear garden as well as a first floor roof terrace accessed from a newly refurbished master suite.
A cantilevered mezzanine replaces the original upper-ground rear floor of the house, creating an open plan living space overlooking a double height dining area with two-storey Crittall-style glazing and doors with views and access to the garden. A new sculptural stair leads from the ground floor to the lower level with an open plan kitchen and pantry underneath the mezzanine as well as glazed doors leading to a snug and bathroom located at the front of the property.
The use of polished concrete floors at lower level, engineered board at upper floors, and a combination of modern and reinstated character finishes throughout, including exposed brickwork, cornices, venetian plaster feature walls and steelwork and metal framed partitions, help to express new interventions and historic character to create a light, warm and stylish home.
Discuss a project like thisLion Gate Gardens, Kew
Our client bought this detached faux Edwardian house, located close to the botanical gardens in the heart of Kew conservation area, with the intention of completely gutting the property to transform it into a modern home with plenty of personality. The original house lacked the character and craftmanship of a property you would expect to find in this location. It was also poorly laid out with a dark stair surrounded by walls located within the centre of the plan, and numerous split levels with steps and divisive balustrading at upper-ground, as well as a dark and uninviting basement.
However, as with every project there is always potential. Our proposals replaced the dark stair with a cantilevered open tread stair promoting open views and access from the entrance hallway all the way through to the principal living space and garden aspect beyond. A large frameless glass window has transformed the vertical circulation into a light flooded space with views overlooking the rear garden. The ground floor is enlarged with a modern copper clad extension, creating sufficient space for a generous entrance hall, study and an open plan kitchen, dining and living space with full height sliding doors. The basement has been refurbished and extended at the rear to improve the original garage space, complete with a new large storage area for fly fishing equipment, and a new lower-ground floor annex with a bedroom, en suite, living/study space and industrial style kitchen. Full height doors and a new lower terrace with steps connect the lower-ground with the garden, and a glazed bridge link and shallow stone steps provide easy access from the upper-ground into a landscaped oasis.
Discuss a project like thisBinderton Estate, Chichester
This Grade II listed Georgian house, dating back to 1730, underwent a complete refurbishment and re-planning to restore its original elegance while adapting it for modern family life. Over the centuries the property had been divided and altered many times, disrupting its proportions, and even bricking up the original chimneys. Our design reintroduced Georgian symmetry to the floorplan, creating a sense of balance and flow throughout, while carefully restoring and preserving historic features.
As the house was north-facing, natural light was limited. The sunken side extension was designed to follow the slope of the land, opening the interiors to the garden and bringing in more daylight, while the basement was deepened to accommodate a new cinema room. The loft was converted into a flexible guest suite, which will also serve as a future bedroom for one of the clients’ two daughters.
The clients, a couple with two young girls, sought a home that felt warm, welcoming, and connected to its surroundings. A soft palette, natural materials, and gentle tones were chosen to create a calm, homely atmosphere that celebrates the countryside setting while offering a contemporary family space.
Discuss a project like thisArterberry Road, Wimbledon
Located a stone’s throw from Wimbledon tennis club, this generous detached family home is situated on a plot cut into the hillside. When we first took on the project, the original house had a sense of grandeur, but had been extended with a dark semi-basement structure with low ceiling heights and a poor relationship to the rear garden, as well as a single storey conservatory set within an upper side garden, which was hot in summer months and cold in winter. Our proposals reconfigured the ground and basement levels to greatly improve the internal flow and open the house up to the light and aspect of its surrounding gardens and views. We replaced the conservatory and relocated the kitchen and dining area within a modern and glassy extension which opens up to a newly refurbished upper ground floor roof terrace and the principal living space. The basement area was waterproofed, reconfigured and extended further into the rear garden to improve the circulation from the garage and driveway, and to incorporate a new entertainment room and guest bedroom with en suite. The upper terrace includes a slender louvred structure providing shading and a space for external seating and al fresco dining, with glass balustrading and steps leading into the rear garden.
Discuss a project like thisSt Mary's Road, Surbiton
This new build house doubles the footprint of the pre-existing building, stretching from one boundary line to the other and well set back from the main road. Two solid timber-clad, rendered structures surround a two storey full glass atrium at the centre of the structure, with a single stairway leading up to a 360˚gallery and glass ceiling.
The ground floor provides open plan kitchen, dining and living areas with an enclosed guest toilet, cloak and utility tucked into the side. Dark wood flooring throughout conceals under floor heating which is partly fed by solar panels built into the roof of the house.
The side elevations are fully glazed, with fixed glass panels and openable windows and doors running alongside each of the upstairs rooms. The main family bathroom features a striking all-glass ceiling which floods the room with light. There are also two large loft rooms which provide extra space for guests, children’s play areas and storage, while still enjoying views towards the central glass atrium below.
The front and back elevations feature full height sliding doors at ground floor level and are clad in sustainably sourced panelling on the upper levels. Rainwater is recycled in a harvesting system to supply the lawn and plants in the large garden. A modern flat roofed garage building completes the ensemble to the front with a large driveway leading to the house dotted by lollipop birch trees as well as a central water feature which will be rendered to match the main building.
Discuss a project like thisThe Green, Twickenham
This project was commissioned by clients who wanted to keep the imposing Georgian double-fronted façade and traditional layout upstairs, whilst dramatically changing the rear of the house which was a dark and uninviting 1970s extension. They requested striking, light-flooded, contemporary design with privacy from overlooking neighbours.
The re-design features full-height sliding aluminium doors which can be pushed back reveal a fully openable corner with overhanging flat roof. A sliding timber panel offers privacy from the neighbours, as well as adding a modern design feature to the rear exterior of the building.
The formerly small kitchen now houses a generous utility room backing onto the new open plan kitchen area and bar. A large, unusable internal patio has been reduced to open up a zen-like internal courtyard next to the dining area and kitchen. A new all-glass link connects the new extension and ‘old’ lounge area, creating a more fluid and usable space.
This project has recently been filmed for the channel 4 television programme ‘what the neighbours did’ and has been featured on the cover of the magazine kitchens, bedrooms and bathrooms
Discuss a project like thisOnslow Road, Richmond
Following the successful conversion of a townhouse in Marlborough Road, we were approached by our client to prepare designs for their recently purchased five-storey townhouse in Onslow Road. Our proposals include: the full refurbishment of the interiors at each floor; opening up the lower-ground level and extending with a modern Portland stone clad extension to create a generous open plan family kitchen, dining and living space leading to a newly enlarged terrace with steps up into the rear garden; as well as a modern steel and structural glazed home office at upper-ground.
Discuss a project like thisBERLIN Restaurant, Kensington
The German hospitality operator, Stein’s, commissioned us with developing a new concept for their new flagship restaurant, “BERLIN”, serving typical new German cuisine. The new restaurant in the heart of Kensington, is located in a Grade II listed embassy building of the “Goethe Institute”, with a large terrace overlooking Imperial Gardens. While the basement will accommodate restrooms, an office and storage facilities, the ground floor will house the main restaurant and bar area. The project has been completed and “BERLIN” has opened its doors in June 2018.

Discuss a project like this11 Birch Hollow, Edgbaston
Following our presence on the Grand Design Show 2021 in Birmingham, we have been instructed to design a contemporary 5-bedroom family dwelling within the Calthorpe Estate in Edgbaston replacing an existing bungalow with detached garage. The new home consists of two hipped roof structures forming the first floor level with bedrooms and en-suites connected by a fully glazed upper landing gallery, an open plan kitchen, living and dining area with a separate spice kitchen and laundry room facilities, a boot room with access from the garage, a separate lounge area facing the garden, a spa & sauna area, a home office as well as a generous entrance hallway with a sculptural staircase connecting each floor level. The building will be constructed to airtight Passivhaus standard, in prefabricated construction methodology, renewable energy sources and heat recovery technology. A carbonated timber cladding system to the upper floor and silicate render finish above a brick base will form the primary materials to the external envelope.
Discuss a project like thisAbbey Gardens, St John's Wood
This Grade II listed semi-detached property was looking a bit tired and did not live up to its potential in this affluent area of London. We converted the attached garage to be used as the lower level side entrance to the building, with a utility space behind cupboards aligned along the boundary wall and a small study overlooking the rear garden behind. A large opening leads the visitor to a new entrance hall boot area with new stairs leading up to the grand hallway at upper ground floor level. A small guest toilet is set discreetly underneath the stairs. The remaining space shares an open serving kitchen facing the road, with a large dining area behind, an open fireplace separates from the new extension which we designed to replace the existing glass conservatory previously placed at the back of the property. A spacious lounge allows for informal seating with large sliding doors opening to the sunken rear terrace to enjoy the view onto the water feature which connects in a calming manner both garden levels. At upper ground, we opened up both connecting reception rooms and upgraded finishes to walls and ceilings. The interiors and furniture have been designed by Boutique Interiors within the 3s premises.
Discuss a project like thisAlders Road, Reigate
Our client has exchanged on a large plot of land in Reigate with the idea of revamping the existing property. Currently we are proposing two schemes nesting at the bottom of the sloping site, replacing the existing structure with a new two-storey 5+ bedroom dwelling with impressive views up the hill from the new bedrooms at first floor level, a large living and entertaining area, kitchen and dining space and flexible study/ground floor bedroom and shower facilities to allow for sleeping facilities at ground floor level. The adjacent garage will be sunk into the ground with a shallower climb from street level. The project is prepared for planning submission.
Discuss a project like thisAll Hallows Church Hall, Twickenham
The All Hallows Community Hall, built as prefabricated structure with concrete panels in the 1950’s, is a community hall as part of the Grade 1 listed site next to Christopher Wren’s relocated tower and the All Hallows Church, which provides wider services to the overall community. We have received planning consent to refurbish the front part as well as the main hall of the building with new toilet facilities, meeting rooms and office space at its first-floor level and redesign the main hall for the future use not only for sport activities but for hospitality events or wedding receptions. All external windows will be upgraded and the façades re-cladded to achieve a more welcoming appearance whilst modernizing the heating and electrical systems. The old soakaway system to capture all surface water from the site is antiquated and will be replaced with a modern attenuated system. The area between the hall and the church will be relandscaped to create a recreational area for the nursery. All construction information is currently with the faculty and following approval will be tendered for implementation in 2024.
Our charitable trust, All Hallows in Twickenham, recently held a wonderful celebration and fundraiser to mark the completion of our newly finished external courtyard. The event brought together the local community, church members, the architects and the wider project team, all gathering in the new courtyard that now creates a connection between the original church and the parish.
With a choir, members of the community and a fantastic atmosphere throughout the day, it was a wonderful opportunity to celebrate what has been achieved so far. We are delighted with the outcome and excited about the next stages of the project, with many more positive developments to come.
Discuss a project like thisAlwyn Road, Maidenhead
A complete replacement of a single storey bungalow with a new two storey family home. Whilst the front façade blends in with the typical bay window fabric of the neighbouring properties, a fully glazed gable structure allows amazing views from the master bedroom on the first floor over the large garden to the back. Two more similar sized bedrooms provide room for the two children, the large single storey outrigger to the rear accommodates the kitchen and dining area, with a sizeable living room and study facing the driveway to the front. Carefully selected furniture blends in with the kitchen; wooden finishes, New York loft style metal accessories and colourful fabrics persist through all rooms of the house.
Discuss a project like thisBarratt Marketing Suites, Waterside Park & Loampit Vale
A two-storey marketing suite for Barratt Homes on their new residential development near London city airport. The marketing suite has two fully furnished show apartments as well as a meeting room and large roof terraces with views over the surrounding area. The cantilevered upper floor apartment has been cladded in colourful aluminium panelling/render finish; hardwood timber panelling determines the ground floor façade – to compliment materials on the main development.
Discuss a project like thisBerwyn Road, Sheen, Richmond
This detached Edwardian 5-bedroom family home within the Richmond Conservation Area has undergone a substantial redesign and extension process. We added a two-storey extension to the side of the property tying in with the original roof shape, replaced the existing rear conservatory with a new flat roofed extension, created a separate play area with a large sized kitchen and dining area facing the rear garden. A new staircase leads up to loft level, which created an additional bedroom with en-suite, with more bathroom space added at first floor level. All windows are replaced, the entrance hall redesigned and suitable products and finishes for new areas selected. This project has been completed summer 2022.
Discuss a project like thisBlacketts, Chandlers Cross
We are currently preparing a planning submission for this unusual forest hill site involving the demolition of an existing single-storey detached timber cabin-style dwelling to erect a new elevated three bedroom detached family home with a separate gym and home office as annex buildings around 300m2 in size. The new building will be constructed of a single storey linear timber framed structure with a single pitched roof supported on a steel pillow structure sitting on a sloping site within the wooded setting. Part of the new designs are two pre-fabricated glue laminated timber framed annex buildings close to the main house with an outdoor jacuzzi with wood burner on the wooden terrace connecting with the main building as part of the designs.
Discuss a project like thisBlumenstraße, Munich
Empty loft spaces in large cities in Germany have been discovered as a huge potential for creating habitable space in places short of housing in recent years. Traditionally Munich still holds a large stock of houses from its Baroque Age displaying huge roof structures within the inner city ring; we converted the space of one of them to accommodate two duplex apartments with sleeping galleries and loft living style open space kitchen, dining and living areas. Juliette balconies allow views to Munich’s famous Dome, a small roof terrace creates some outdoor space facing the inner courtyard of the property.
Discuss a project like thisBrockenhurst Close, Woking

Discuss a project like thisBudzi, Uganda
Building overseas can always prove a challenge. We have been commissioned to design a large new built detached house on a large sloping site overlooking Lake Victoria in Uganda. This is complete with six bedrooms, a swimming pool, security guards accommodation and protected car parking as well as plenty of viewing terraces. We have closed this with a local architect who submitted the planning application which has been approved a few weeks ago. We have now taken an advisory role to review the works of the local team for detailed design and construction. Works to clean the site and commence ground works have commenced.
Discuss a project like thisCantilever House, Surrey
A gently sloping, three acre site surrounded by large trees – the dream site for both client and architect. 3s produced the initial design scheme for a new build detached home for a family of six near Guildford. Our preferred layout presents all bedrooms and bathrooms in an organically shaped half circle nestled into the hillside, with functional areas such as kitchen, utility, wine cellar, gym and games room tucked deep into the hill.
Above this nesting place hovers a compact single storey structure with full-height sliding doors and fixed glass panels connected by a large spiral staircase positioned in a two storey void. Kitchen, formal dining and living areas enjoy views over the valley with the informal living area directed towards the naturally occurring pond. All rooms have access to a spacious balcony or terrace, and the main building is connected by covered walkway to the separate garage building.
On site heat generation, grey water recycling and photovoltaic panels for electricity will form part of the construction concept. An off-site prefabricated building methodology is in discussion.
Discuss a project like thisChase Close, Amersham
An invasive refurbishment with added extensions to this 1960’s built detached property on the fringes of the Chiltern Hills. We redesigned all floor levels adding a comfortable staircase to the first floor to reach an open plan loft room accommodating the master bedroom with dressing area, and master en-suite and resized the first-floor bedrooms to add more en-suite shower rooms. A contemporary new open tread staircase with glass balustrading invites the visitor to the generous first floor area. The previous outdoor space between the existing double garage and the main building is filled with a single storey extension forming an expensive new entrance lobby from the driveway. The garage has been extended to house a workshop, boot room and dog’s bathroom which can be entered from the new hallway. On the other side of the building a large single storey structure wraps around the flank wall to accommodate the kitchen and dining area, making room for a large and spacious living area in the main house overlooking the garden in front.
Discuss a project like thisChiswick basement
This beautiful 5-bedroom family home on a corner plot in the middle of Chiswick will be extended by adding a full basement underneath the existing building housing a large entertainment room, bedroom, bathroom as well as wine store, boiler and utility room, with a generous light-well facing the rear garden. We suggested essential changes to the room designs on all floors as well as a multi-functional garden house to be used as a garage, storage and entertainment room. The works are currently out to tender.
Discuss a project like thisChurch Road, Wimbledon
A sensitive but contemporary restoration and extension of a 1950s detached family home set to the bottom of the hillside near Wimbledon village. From a revamped hallway, the visitor is drawn into an open space kitchen, dining area, lounge area and living area. A bright all-glass corridor links the main building to a stand-alone single storey outbuilding which cleverly blocks off views of the public road and ensures privacy on a partially exposed site. The sculptural staircase with its striking triangular window leads to the upper hallway and beyond to the main bedrooms.
The master bedroom wing on the right side of the building encompasses an en suite bathroom, dressing room and bedroom and has access to one of the sun terraces. The two large terraces feature frameless glass balustrades and are accessible from a majority of the bedrooms.
Through full height glazing, the visitor looks out to a beautifully redesigned garden and terrace area. Wide stone steps are set within a retaining wall that carefully steps back towards the hill and frames the house with platforms and differently terraced grass levels.
This project has recently been featured in the property section of the Evening Standard.
Discuss a project like thisCourt Road, Eltham
Previously owned by Kate Bush, this grand Victorian property of townscape merit is located close to Eltham Palace in Greenwich. The new owners wanted to make their mark by fully refurbishing the interiors and extending to create a symmetrical composition. Our proposals include: a second wing, built to match the style of the historic house; and modern additions comprising two single-storey rear wings and a large open plan living space spanning the width of the main house. The designs fully refurbish each floor to create a seven-bedroom house with three principal living spaces at ground level and an indoor swimming pool, each opening up to the rear garden, with views over Royal Blackheath Golf Club.
Discuss a project like thisCourthope Road, Wimbledon
By taking on this project in the heart of Wimbledon village, we inherited a planning approval for a volume of an extension and a new basement under the existing 1930s property. We redesigned the whole layout of the building to create an all glass rear extension and basement underneath, whilst a central bridge leads over the large light shaft along the basement extension into the garden. By moving the kitchen and dining to the rear, a separate study has been created past the central staircase. The new basement houses the boiler room, utility, gym, wine cellar, extra bedroom with ensuite and a large entertainment room to the rear, with natural light flooding from the side lightshafts and the rear lightwell.
Upstairs the bedrooms all gained ensuites and wardrobe space, with two additional bedrooms and bathrooms created in the loft.
The extension, with its sleek and crisp design creates a welcome contrast to the existing, partially rendered brick building of townscape merit. The colours and materials chosen create a suitable backdrop for the furniture of the owner.
Discuss a project like thisCraneford Way, Twickenham
A semi-detached house built in the 1920s modernist style has been significantly extended and refurbished, transforming it into a contemporary family home. The design incorporates green solutions and renewable energy systems, with the aim of creating a modern self-sufficient building. A joint planning application with the neighbouring property allowed the shape of the roof to change from a hipped to gable construction, at the same time as the house next door. A new dormer in art deco style has been added at roof level. The new staircase nestles comfortably between the two bedrooms at first floor level and leads into the new master bedroom suite on the top floor. Downstairs, an open space kitchen and dining room with sunken rear living area are flooded with light from the retractable roof light, vertical and horizontal glass slots and full height sliding glass doors leading to a generous terrace. A small garden house beneath mature cypress trees provides storage space as well as an extra guest room with en suite. Timber cladding and white render are complemented by a natural stone wall, whilst a sunken jacuzzi creates spa-like tranquillity at the bottom of the garden.
Discuss a project like thisDenbigh Gardens, Richmond
3s have just completed another major refurbishment and extension project of a detached family home on Richmond Hill, where we added a full basement underneath the existing Edwardian property to accommodate a cinema room and wine cellar as well as utility area with access from the garden with a wide stone staircase and glass balustrade. We further added a full width rear extension with full height fixed glazing elements and sliding doors opening to a new terrace area, extended and converted the existing loft area by opening up the roof structure to create an open ceiling master bedroom with en-suite facilities. The main entrance hall with the refurbished staircase opens up to an open plan kitchen and dining living area, all bedrooms upstairs have access to own en-suites and dressing areas. A well-designed geometrical garden leads to a large garden house with BBQ and seating at the rear, whereas a newly designed driveway completes the sleek look of the property. All architectural designs by 3s, decorative interiors by Clare Williams Ltd.
Discuss a project like thisEco Hotel, Maldives
This exciting island hotel is a prototype in conjunction with ‘Memsys Desalination Technology’. We designed a boutique Eco Hotel utilising breaking edge technology for photovoltaic systems and desalination to create an operation independent from artificial resources. Whilst the main pavilion has a raised two storey structure, parabol shape umbrellas provide an extendable roof structure with free standing guest pavilions around the centre, connected with walkways to the main building.
Discuss a project like thisGerman Embassy Primary School, Ham
Due to the increasing number of German pupils, a new primary school building on the grounds of the German embassy school in Petersham became necessary.
The new two-storey, flat roofed building has a slightly curved shape, and has been positioned on the remaining tip of permitted building zone outside the flood area of the river Thames, next to an existing sports hall complex. The all-glass facade – in post and beam construction – faces north and allows maximum light to penetrate its 12 classrooms.
The project was completed at the end of 2013 in partnership with dietz kirelli planungswerkstatt.
Discuss a project like thisGloucester Road, Hampton
These clients came to us looking for inspiration in converting and extending their newly purchased house in Hampton. They soon realised that the site had much more potential than just adding a single storey kitchen extension to their semi-detached building. By moving the staircase halfway into the former driveway on the side of their lounge, we created more space in all floor levels – additional wc next to the hallway and a utility area, a large bathroom at first floor level and continuous access to the loft. The new stairwell is now housed within an impressive glass tower, whilst a wrap-around timber clad single storey extension opens up the rear of the building towards the spacious garden. A contemporary dormer structure allows space for the master bedroom with a spacious en suite tucked away into the existing gable structure.
Discuss a project like thisGrantham House, Leatherhead
Located on a brownfield site close to the historic town centre of Leatherhead, this four-storey new build apartment scheme replaces an open-air car park with 2120sqm habitable space comprising 24no. High spec one, two and three bedroom apartments and 585sqm underground car parking. Set at the rear of an office building which has recently been converted into apartments, the principal approach to the development is from North Street, via a new courtyarded entrance. Cobbles provide a pedestrian friendly approach, with concealed car lifts set flush within the courtyard surface. A recessed entrance provides access to north and south facing wings with setback ground floor apartments including intimate garden spaces, upper floors set within brick facades with bronze balconies, and a third floor set back with penthouse apartments and roof top terraces.
Discuss a project like thisHeath Road, Potters Bar
An invasive refurbishment of a chalet style detached family home within the leafy suburbs of Potter Bar, with just the shell of the original structure of the building retained. The upper floor now features four new bedrooms with bathrooms. Downstairs a full width extension allows space for a sizeable kitchen, a dining area and living room all with access to the rear terrace and steps leading up to the landscaped garden level. A double garage is now integrated within the house, a small utility area connecting directly with the kitchen. The shell structure received new triple glazed windows, new roofing, guttering and render finish.
Discuss a project like thisHigh Road, Chiswick
We have designed a new build structure to replace a dilapidated former job centre on the High Street for a private developer. The new building will consist of mixed use residential with retail at street level and a basement car parking area. The scheme has been approved for 16 residential apartments of varying sizes, all designed to comply with lifetime homes standards.
Rather than introducing a bland render façade with full height glass openings, we have chosen a language of timber, glass and white render cubes and organised them in an alternating rhythm with inset balconies. The building is carefully stepped back, respecting the low-rise residential buildings at the rear, but still providing spacious terraces and green spaces for the upper floors and penthouse apartments.the retail unit at street level is set back from the building line to form an uninterrupted colonnade, as well as providing access to the basement car park and the residential flats above. The project was commended in the 2013 Sunday Times British Homes Awards.
Discuss a project like thisHigh Street, Hampton Hill
Currently we are working on a large mixed-use development in Hampton High Street replacing for existing 1950’s office complex and parking at the back with 31 new built apartments and ground floor retail as well as 8 town/houses. The modern design of the apartment block to the main road features a floating roof and inner courtyard with individual amenity spaces, within the town, houses have sunken gardens and sleek design which settle well within the existing residential area. This proposal has recently been granted planning approval.
Discuss a project like thisHill Rise, Richmond Hill
We successfully received planning approval for the full-width extension at the rear of this Edwardian Richmond five-bedroom townhouse, which is around 250 m2 in size. Internally, we fully redesigned the lower ground floor to give the client more storage, better use of the existing vaults under the access bridge and front stairs to the house, bike storage, dropping the floor level to follow the slope of the site whilst achieving generous ceiling height within the rear areas with clearly defined spaces for a large kitchen, a dining area next to a gas fire, and a cosy rear lounge as part of the glazed extension to enjoy the amazing views over the Thames river. A small terrace allows for outdoor enjoyment in the summer, with gentle steps leading down to the richly planted garden meandering along the hill.
Discuss a project like thisHillway, Hampstead
This project combines two former adjacent family homes to create one large dwelling as part of a gated development close to Hampstead. Both properties show new single storey extensions, new double storey infill extensions, new dormers to the roof scape as well as a pool house extension at the perimeter of the upper building. At ground floor whilst enjoying the views out to the garden from the full width living room, a large open fireplace separates from the dining area and kitchen, with a spa room featuring a sauna, steam and shower room leading down to the pool house facing the jacuzzi and terrace. Upstairs, whilst the master bedroom with its dressing area, boudoir and ensuite overlooking ‘The Shard’ are located towards the rear, the children’s bedrooms and ensuite occupy the other building. A study to each loft floor with lookout glass dormers create additional usable space.

We are currently working on the extension and refurbishments of a traditional French country home on the grounds of a larger estate, which includes the redesign of the current building envelope, new interior space layouts and the reshaping of the pool area with a jacuzzi and cabana style pool building as well as a replacement of the existing entrance gate whilst introducing a new landscaping concept to the property. All windows will be replaced and the facades repointed and cleaned, a new veranda structure with leisure seating introduced with new steps leading to the pool and garden. The project will be carried out over several winter periods.
Discuss a project like thisHulver Cottage, Oxted
This countryside family home, facing a long driveway and front garden, presents a classic layout of a lot of houses in the London greenbelt with separate kitchen, dining and living room fanning out from a central hallway with French doors opening on to an impressive garden lining the rear of the property. By adding a calm full width single storey extension to the back of the building, we created an open plan floor space which connects cooking and dining areas with a sizeable rear lounge. A spacious utility room has been added to the side connecting with the new kitchen. A roof covered link leads from there to a new double garage building on the side of the driveway situated between the main house and the road. The existing slanting roof to the side of the house has been infilled with an additional full height bedroom, whilst the roof shape was mirrored to match the opposite site. The house has been updated throughout with all rooms and bathrooms refurbished.

We have recently completed this conversion and modern extension forming a mixed use development fronting King Street in Hammersmith.
The project includes the complete refurbishment of the existing Victorian terrace to include retail at ground and basement level, and generous duplex apartments at upper floors. The property has been transformed at the rear with a modern four storey brick, oak and zinc clad building which includes a courtyard approach, new residential entrance, stair and apartments.
Discuss a project like thisLa Vallée de Mont Blanc, Mauritius
This family holiday home is idyllically located in a valley in the south east part of Mauritius . The 500m2 dwelling is part of a larger suburban resort development, with private units on large plots set into the hillside, with amenity facilities and a hotel complex close by.
Due to its unique location, the contemporary design arranges itself organically into the site as an ensemble of pavilions housing kitchen, dining, living, entrance hall and parking acting as a buffer zone against the bedroom block at the rear, which has a large outdoor pool in front.
Each bedroom has its own bathroom and looks out to its surrounding garden landscape with the top bedrooms enjoying additional terraces and amazing views of the valley.

Whilst redesigning the half completed Victorian imitation of a Victorian Countryside home to a Georgian style property, we added a large entrance hall to the building with a sculptural staircase to the side, a large rear glass extension housing kitchen and dining, connecting with two adjacent reception rooms, whilst 6 bedrooms were evenly distributed on the upper floor. Later, we added a large separate garage to the property, with a covered link to the main building. The large terrace and windows from the bedrooms located to the rear enable amazing views over the natural drop of the South Downs National Park.

We’re thrilled to have gained planning approval for this stunning 8-bedroom riverside home. The project features a refurbished boathouse connected to the main house via a sleek glazed link, alongside a single-storey rear extension. Our plans include carefully restoring the historic front façade, reinstating its wooden balconies and gable ornaments, and rethinking the internal layouts to improve the existing split levels. The new rear extension will house a spacious kitchen with generous informal seating, while the converted boathouse will provide a formal dining room, study, and entertainment space, with additional bedrooms on the upper floor. We can’t wait to get started!
Discuss a project like thisMarlborough Road, Richmond
This substantial refurbishment and extension transformed a period Richmond home into a light-filled contemporary family residence, carefully balancing elegant architectural design with practical everyday living.
The lower ground floor was completely reconfigured to strengthen the connection between the house and its garden, creating an open-plan kitchen, dining and family living space filled with natural light. The existing footprint was redesigned to accommodate a generous family kitchen to the front of the property, while a discreet side infill extension, designed with its roof flush with the level of the front driveway, provides a pantry, boot room and secondary entrance. From this arrival level, a staircase leads down to the garden terrace and the open-plan living space within the rear extension.
Large sliding glazed doors to both the rear and side elevations create a seamless transition between the interior and the landscaped garden, while a sculptural feature staircase, bespoke joinery with integrated media and concealed storage, and an air source heat pump integrated above the side extension combine contemporary design with sustainable living.
The result is a refined family home where thoughtful spatial planning, bespoke detailing and carefully considered architecture create flexible, elegant living spaces perfectly suited to modern family life.
A new one-storey extension featuring an open-plan dining, kitchen and living space that opens onto the rear garden through large sliding doors, allowing natural light to flow into the rear of the property. As the garden sits one storey below ground level, an external staircase has been designed to connect the rear garden to the front entrance, improving access and creating a stronger relationship between the different levels of the home.
The bespoke joinery is seamlessly integrated into the staircase design. Work has just started on site and we look forward to seeing this project being built.
Discuss a project like thisMarlborough Road, Richmond
This is the first of two townhouse projects we have recently completed in Marlborough Road. Proposals refurbish and extend this Victorian semi-detached five-bedroom property to include: the refurbishment of an existing traditionally designed side extension to incorporate a utility and second entrance at lower-ground level; introduction of a modern feature stair with open plan relationship from the entrance hallway to the lower floor; opening up the lower-ground floor and extending with a calm modern extension to create an open plan kitchen dining and living space, as well as a compact gym, with access to a newly landscaped rear garden terrace; addition of a new oriel window and refurbishment of the upper-ground formal front and rear reception rooms. The result is a light and airy house of stature, which blends traditional character features with modern interventions which contrast with and compliment the main house.

After a long preparation period, we completed works with our affiliated contractor on this 5-storey townhouse mimicking the neighbouring property we extended around five years ago. The former garage to the front was replaced by a sizeable utility room with a separate entrance from the front drive which is also connected to the open plan kitchen and dining room. A modern open tread staircase is leading to the upper hallway, a new study forms part of the side extension on the upper floor with access from the through-lounge next to the main entrance hall. The upper floors have been renovated, windows upgraded and walls insulated where necessary whilst the building had been fitted with a modern heating system and other technical updates. A small balcony on top of the new flat roof structure at ground floor level enables views over the sizeable rear garden.

Montevetro is a high specification apartment block overlooking the Thames and was designed by Richard Rogers in the 1990s.
Our client purchased two adjacent flats and appointed us to design and oversee the merging of them into one large luxury apartment containing six bedrooms and four bath suites. A striking feature wall curves through the main hallway which connects the two old flats and provides access to the new kitchen and dining area.
This project has recently been featured in the magazine kitchens, bedrooms and bathrooms.

We are starting works on the refurbishment and extension of an existing 1720’s Georgian Grade 2* listed terraced 7-bedroom family dwelling of around 390 m2 close to Marble Hill House, including the construction of a potentially full width single-story rear extension with replacement of the existing rear infill kitchen extension, the conversion of the existing lower ground floor dining area and adjacent room to form an independent one bedroom nanny accommodation. We also redesign parts of the first & second floors to provide additional en-suite bathrooms, as well as an overall upgrade to the building envelope and thermal performance where possible, in close cooperation with the local conservation department.
Discuss a project like thisMount Ararat Road, Richmond
This project is another classic Richmond Hill townhouse in need of extension and refurbishment. We gained planning approval to remove the rear balcony at upper ground floor level in order to add a single storey extension to the rear of the property. A spacious terrace in front creates useful outdoor seating with wide sandstone steps leading up to the elevated rear garden level. Behind the widened side entrance sits a small entrance lobby with cloaks and seating bench next to a well organised utility room with a guest toilet behind underneath the external main entrance stairs. The existing floor level has been lowered to create an open plan kitchen dining and lounge area with a modern staircase leading to the upper level. The formal through reception has been redesigned and all upper bedrooms and bathrooms refurbished with a new en-suite added to the master’s bedroom. ‘Haus and Hof’ were the interior designers with us on this project. Completion is expected end of this year.
Discuss a project like thisOakwood Avenue, Balham
We have recently completed a major refurbishment of a detached family home in Balham, where we replaced an existing small rear extension with a full width rear extension full height fixed glazing elements and sliding doors opening to a new terrace area with outdoor kitchen facilities, extended the existing loft area by copying the left rear gable to the other side of the building, with a spacious roof structure connecting both, built over the existing garage to create a further bedroom and en-suite. Water features and a well-designed geometrical garden with individual terraces for sunbathing and BBQ have been added, a new driveway designed and planting added to enhance the newly extended property.
Discuss a project like thisOld Police Station, Kingston
In 2006, 3s was approached by a property developer to refurbish the former police station in Kingston. This listed Victorian building was transformed into the developer’s headquarters and additional serviced offices on the second floor. The design also included a large meeting and conference room, finished in dark wenge hardwood, opposite a reception and waiting area.
In 2011, the same client asked 3s to look into phase II of the project. The new proposal intends to replace the single storey extension at the rear of the building with a three storey new build contemporary office building. In order to make the traditional features of the original building as visible as possible, 3s introduced a full height glass wedge between the rear façade of the listed building and the new building. The skin of the new building might be clad in copper with the ground floor area set back and transparent to street level.
Planning permission has been granted for the proposed extension work. We are awaiting instruction from the client to commence with construction preparation.

Discuss a project like thisOrmond Avenue, Hampton
We are currently working on the construction tender drawings for this detached 5-bedroom Victorian family dwelling on a corner plot in Ormond Avenue, Hampton following the successful planning approval for a new single storey wrap around rear and side extension and replacement of the existing garage with a modern annex which is connected to the main building through a glazed structure. The building has a spacious hallway at the ground floor with access to two side wings forming a separate reception room as well as a home office. Behind a new sculptural staircase, we dissolved the existing room sequence to create an open plan kitchen and dining area, with a play room and storage area as well as an informal lounge area with access to the rear garden. Whilst the rear extension responds to the period style of the host building in proportion, aesthetics and choice of material, the annex building is of a classic contemporary look with full height vertical and horizontal glazing elements on both sides and vertical timber louvres placed in front to provide shading to the space behind. Upstairs, all internal rooms have been redesigned to create more en-suite bathrooms, with the master bedroom connecting to a spacious dressing area and master bathroom behind.
We visited site today to review the progress of our Phase One extension design. Significant progress is being made, with the blockwork well underway, rooflights being installed and the steels incorporated in line with our drawings and the engineer’s specified positions. The building shown on site when finished will explore a trapezium based geometry beneath a gable roof, allowing the external brickwork façade to continue seamlessly throughout. Internally, the spaces include a snug, utility room, and storage area. Future proposals allow for the development of an additional bedroom and ensuite.

This new detached three to four-bedroom family home is set on a slightly sloping site at the border of two conservation areas in Richmond, neighbouring buildings of townscape merit and the local bus station. Designed in brick with Portland stone detailing, the house takes cues from the proportions and character of the surrounding Victorian properties while embracing a modern language. The property is arranged across three floors above ground with a full basement below, providing generous family living spaces alongside a gym, utility, plant, and storage rooms. Generous lightwells, skylights, and windows flood the interiors with daylight, creating a bright and contemporary family dwelling that respects its historic context while offering modern comfort and functionality.
Discuss a project like thisPensford Avenue, Kew
A radical refurbishment and the addition of a basement structure to a large plot in north Kew for a client relocating from Canada. Once we had initially redesigned the ground floor widening the hallway, moving the staircase to allow for a continuous flow from basement to the converted loft, and arranging the kitchen, dining, front and rear reception into the new extension and wing of the house and adding an extension to the first floor, it became clear that the house needed to be demolished and rebuilt, apart from the street frontage.
The new basement accommodates a gym, entertainment room, utility room, wine cellar and boiler room with a small bathroom. The first floor now has four bedrooms incorporating the master bedroom with dressing area and en-suite, and the loft has a further two bedrooms and a family bathroom. Whilst the new structure replicates the 1930s style architecture of the neighbouring buildings, the ground floor extension and basement is sleek and lightweight in its design fitted with modern products for long wearability.

We were approached early 2021 by a hotel operator in Switzerland to design individual one- and two-bedroom holiday suites based on the modular footprint of the Swiss prefab modular timber manufacturing company Timto, featuring fully glazed facades around the main bedrooms, an additional lounge gallery, kitchenette and bathroom, with terrace access, an outdoor jacuzzi and a Finnish sauna unit. These modules are autonomous living pods designed to be set in dedicated locations for a limited period to enable guests to enjoy the unique landscape in difficult terrains.
Discuss a project like thisQuarry House, Barham
We have recently been appointed to design a detached contemporary and very generous two-to-three-bedroom family dwelling of around 450m2 situated at the southern end of a sloping 4 ha site. The lower part of the site had been used as a chalk quarry around the 1870’s and seems ideal for the construction of a new two storey single aspect family home with intensive green roof cover so invisible from the top of the site. A further smaller plot at the bottom of the site is forming part of the dense forest with the idea that another single storey barn-like small family home can be constructed at a later stage where workers originally had sheltered structures.
Discuss a project like thisQueens Road, Kingston
This client, a fashion and food photographer, contacted us five years ago wanting a contemporary flat-roofed extension to his dining room, but was wary of the potential constraints of the conservation area in which the Victorian property is located. We developed a simple design of a single storey extension with a flat roof structure cantilevering over the rear corner opening. The spine wall, made of concrete with a brickwork facade, hides a large sliding door that closes against three sliding panels, creating a fully openable corner that frames the views into the mature garden.
More recently, the client again approached us to design an additional side extension, housing his new photography studio. The new building was designed to maintain a similar architectural language of brickwork, glass and oak timber, with a large glass slot separating the new structure from the main house. The extension also contains a bike store to the front and a separate wc.
Contemporary features at the front of the property are normally not allowed within conservation areas. However, in this case, the council allowed a flat-roofed contemporary extension facing onto the road because of its outstanding architectural design.
Discuss a project like thisRegent Road, Surbiton
We have been approached by a German client who purchased a detached property on a double plot in Surbiton to come up with a new concept of an open plan kitchen dining and living area as well as improving the internal space planning of the ground and first floor area. We created a spacious master bedroom area with separate dressing space and an en-suite bathroom, a guest bedroom with en-suite as well as two equally sized bedrooms for the two children sharing a well-designed family bathroom. The new full width single storey rear extension is providing ample space to the open plan living concept with an adjacent gym and an internal sauna and spa room with access to the rear terrace and garden. A further entertainment room as well as a study is facing the driveway at the front of the building. Construction has just been completed in autumn this year.

This project is carried out by a local contractor with client project management under 3s guidance.
Discuss a project like thisRidgeway Gardens, Wimbledon
In the heart of Wimbledon village, we have been asked to refurbish and extend a detached Edwardian family home. Whilst the front of the house remained in its original arrangement, we added a full width glazed extension to take the kitchen, dining and living area. A large full height fish tank separates the cooking area from the central dining room, with a cosy seating arranged around a new fireplace along the opposite flank of the room. Slick horizontal metal louvre blades provide shade to the south facing extension, large sliders bring the garden into the house. Upstairs we rearranged similar sized bedrooms and added en-suites where possible. All facades have been carefully restored, tanked and repaired, windows changed, a new entrance porch added. The result is a proud and fresh looking Edwardian home with modern, cool, bright but cosy interiors and a modern extension to the rear.

Skylights, a glazed terrace and sliding doors flood the lower floor with light, and an external courtyard with steps connect the annex to shared gardens at the rear.
Discuss a project like thisSandy Lane, Petersham
Located within the generous grounds of a large detached property in Petersham, this garden retreat incorporates a home office, living space, gym, and spa with sauna and steam room, pool plant and external terrace with outdoor hot tub. The rear garden will be relandscaped to include a play area for the children and outdoor swimming pool. Arranged in a u-shape the pavilion comprises two wings and central link each connecting to the garden terrace, with full height sliding doors providing an open connection to the garden and main house, blurring the line between inside and outside in the summer months. The pavilion will be clad in dark vertical timber, with solar shading provided by a veil of vertical timber fins to the facades, a louvred pergola above the central terrace and a cantilevered canopy structure. In all this is a modern addition with natural materials helping it to blend into the greens and earthy tones of its garden setting.
Discuss a project like thisSheen Road, Richmond
This large former bedsit on the corner of Manor Road was on the verge of collapse before 3s developed an award-winning refurbishment and extension concept to transform the property into a modern family dwelling. The new design respects the old building and enhances its traditional features while adding new contemporary open plan living and dining spaces. At the rear of the house, a flat roofed extension with full width terrace adds vital outdoor living space to a relatively small garden area. The newly refurbished loft area now houses a self-contained apartment and the master bedroom en suite has been opened up to allow for a large walk-through shower and freestanding bath. The property has won a conservation award for outstanding architecture in the local area.

Some projects, such as this spacious central London apartment, benefit immensely from our combined expertise in both architecture and interior design.
This Russian client bought an uninspiring apartment at first floor level behind the former territorial army headquarters near Sloane Square. A family home was to be created, with similar-sized rooms for their children, a large master bedroom and en suite, a spacious open plan living and dining area and a functional kitchen to the side. A new grand entrance hall replaces what was the former dining area, providing welcome circulation space where previously there was none.
The building work has been completed and the property has been handed over to the client.

We have redesigned this detached family home in the countryside by adding a contemporary single-story extension, replacing a garage, adjacent to the house, to create a spacious open plan kitchen and dining area while enlarging the living room within the existing house and introducing a slender pergola structure to the south facing enlarged terrace. The new design is in stark contrast to the existing building located on the fringes of Afriston village, allowing more daylight and views over the rolling hills. The building envelope is now complete, with the internal fitout finished within the South Downs international park, blending the new part naturally with the existing structure.

The scheme proposes 33 modern self-contained student apartments with its own kitchen and small living space, communal areas on each level of the building, with a larger community space in the new basement, a sunken garden and a link to the two-storey apartment structure to the rear of the site. A well-designed landscaping concept pedestrianises the existing drive to the rear building, establishes a footpath and ample cycling storage with a few off-site parking spaces to the front. This concept is tailored to a high-end market of wealthy students; with concierge service, laundry service, cleaning and shopping facilities offered as part of the rental package.

We just got the instruction to add another 10 modules as Student Accommodation to the Swiss School of Tourism & Hospitality in Chur, Switzerland next to the modules handed over in September 2018. They will house 2 students each with an en-suite bathroom, fold down beds and a desk each for the students study needs. Enough storage will be provided, glass sliding doors will enable views over the fantastic Alpen panorama.
Discuss a project like thisThe Threshing Barn, Worcestershire
We are currently working on the conversion of an old Threshing barn on a Grade II listed farm site in Worcestershire into a new family home. The building was originally in agricultural use constructed of a solid oak beam frame structure with a double pitched roof, which was later replaced by a corrugated vaulted metal roof as often applied to these buildings. The building survey we carried out recently mapped the authentic old beam structure as well as the replacement beams added over time. The new design will reintroduce the original building shape with a new external treated timber cladding, an additional floor forming a gallery in some places to accommodate open plan areas for kitchen, dining and spacious living as well as bedrooms and en-suite bathrooms to the upper floor. Large window openings cut into the façade will allow stunning views over the adjacent fields from both floors.

A full width wrap around extension adds a large living area, library, kitchen and dining area, the main building accommodates a study, boot room, large entrance and cloak area whilst upstairs bedrooms share the view to the rear garden and front, with the double aspect master at the end of the upper hallway. Whilst large glass sheets allow light to penetrate into several basement rooms, a continuous glass slot brightens up the kitchen and dining room. A sizeable terrace with a planter backed seating area and bbq create a cozy intermediate zone to the garden behind.
